CASE 05 — LUXURY APARTMENTS
What makes a buyer choose a two-bedroom apartment over a larger unit in the same building?
ZU502 — LUXURY APARTMENT DEVELOPMENT (SISTER SCHEME TO ZU602)
ZU502 is the sister development to ZU602, facing the same challenge: two-bedroom apartments competing for attention against larger units in the same building. The brief focused on maximising the perceived space — floor-to-ceiling glazing connecting to the balcony, warm boutique-hotel lighting, and live-edge timber panels that elevated compact rooms into luxury territory. A 360° interactive tour completed the package.
Project description and outcome
ZU502 faced the same commercial problem as its sister scheme ZU602: two-bedroom units had to hold their own against larger apartments in the same building. On paper the smaller units were the rational buy. On a floor plan they were the lesser option. The developer needed imagery that shifted the perception before the buyer reached for the comparison.
With ZU602 as a live reference, we kept the method and tuned the story. The strategic call was to lead every interior shot on the balcony connection — floor-to-ceiling glazing read as the spatial extender every two-bed needed. We chose live-edge timber panelling as the single warm-material thread, which does something a flat wall cannot: it gives the eye a focal point that reads as bespoke specification without enlarging the room. Lighting was set to a late-afternoon boutique-hotel register rather than a bright show-flat register. The 360° tour was scoped to expose the balcony first, not the entrance — the same sequencing logic that worked on ZU602.
Ten visualisations, a 2D floor plan, and a 360° interactive tour — the Main tier Off-Plan Proof Pack. Marketing-ready files on delivery. Tour hosted and linked from portal listings. The balcony-first scene hierarchy carried across brochure, web, and sales suite. Fixed 16 business days, founder-built, published £6k price.
100% of 2-bed units sold within weeks
Every two-bedroom unit sold within weeks. As with ZU602, every two-bedroom unit sold within weeks. The 360° tour allowed buyers to experience the apartment’s spatial quality remotely, removing the uncertainty that stalls off-plan decisions. The balcony connection — visible in every living room render — became the key selling feature.
“Collaborating with DMD Rendering Studio was a seamless, fast, and highly efficient experience. They perfectly captured and brought my vision to life. The brief was quickly understood, and the quality of the visualization exceeded expectations. Thanks to their stunning visuals, we achieved an immersive effect that drew visitors into the environment.”
